ParcelMetric connects parcel maps, owner and property intelligence, comparable sales, CRE deal workflows and municipal operations. Research an opportunity, preserve the evidence and carry it into a project, report or operational record.
For acquisitions teams, brokers, developers, GIS professionals and local-government staff.

Inside ParcelMetric
Research, decisions and the work that follows.
Explore the connected application: parcel discovery, property intelligence, commercial real estate workflows, AI-assisted map actions and local-government operations.
Maps & discovery
Find the property and understand the area around it.
Parcel and address research
Search by parcel identifier, owner or address. Move between a result list, parcel details and a map with property boundaries and satellite context.
Combined property filters
Narrow a research set by acreage, property class, value, sale information and available owner signals. Keep the criteria with the selection rather than rebuilding a spreadsheet by hand.
Spatial tools
Measure distance and area, search within a radius, work with map selections and inspect nearby schools in the supported map workflows.
Contextual layers
Bring available zoning, flood, demographic, school and boundary layers into the research process. Layer availability, date and resolution depend on the geography and source.

Contextual layers

Owner & property intelligence
Owner portfolio research
Search an owner name and review associated parcels, acreage and value. Mailing and entity indicators provide additional context where the source supports them.
Transfers and ownership history
Review the recorded transfer timeline, sale dates and amounts available for a property. Use the history alongside the current owner record.
Assessment trends
Compare annual assessed and appraised values, land and improvement components, and year-over-year changes where historical records have been loaded.
Explainable research signals
Inspect the inputs behind rule-based property flags and the sell-score view, such as holding period or ownership characteristics. These are research cues, not verified seller intent or a prediction of a transaction.
Sales & market analysis
Comparable sales search
Choose a subject parcel, set a search radius and optionally match property class. Compare returned prices, dates, acreage and distance in a comp grid.
Market trends
Query sales by year, property class and price range. Review sales counts, average prices, year-over-year changes and the shape of activity over time.
Screen a site shortlist
Combine map research, property filters and available zoning information, then preserve candidate parcels in a list or project for the next stage of review.
Keep analysis grounded
Carry source coverage and missing fields into the review. Comparable sales and assessment values support research; they do not substitute for a property-specific appraisal or full underwriting.
CRE workspace
Saved lists and projects
Organize selected parcels into working lists and projects. Keep a research shortlist available after the map session ends.
Deal pipeline
Move opportunities through lead, underwriting, LOI, PSA and closed stages. Track stage history, deal values and probability-weighted pipeline totals.
Contacts and activity
Maintain contacts and record activity against workspace entities. Keep the context of a property discussion connected to its research.
Saved searches
Save filter criteria for repeat checks. The configured alert runner can report an increase in matching records; it requires scheduling and email setup and is not a complete field-by-field change feed.
Copilot & deliverables
AI-assisted map commands
Ask for supported parcel selections, filtered lists and summary statistics. The copilot uses the active county fields and registered actions to prepare the work.
Operational actions with review
Use supported copilot actions to navigate, inspect records or prepare work orders, permits and inspection assignments. Changes to operational records require confirmation in the application.
Data exports
Export matching records in CSV, GeoJSON or Esri-oriented CSV formats from the supported workflows. Take the selection into an existing GIS or analysis process.
Maps and report exhibits
Generate parcel reports or map exhibits in PDF and share a link to the current map view. Preserve a useful handoff from the research session.
Government operations
Permits and inspections
Manage permit records, statuses, notes and parcel links. Assign inspections with an inspector, schedule and status in the staff workspace.
Work orders and stormwater
Maintain public-works tasks, stormwater assets and inspection records. Review queues and update operational status within the configured staff workflow.
District and levy scenarios
Roll up a parcel selection by available school, tax, township or other district dimensions. Compare valuation-change and levy assumptions and retain the scenario for review.
Public-records preparation
Assemble export packets with configurable public/internal redaction profiles, request history, templates and reproducible selection parameters. Agency review determines what can be released.
Data quality & history
Coverage and ingestion
Catalog available county data and manage source ingestion, field mapping and normalization. Confirm the geography and required fields for the intended workflow.
Quality review
Record and inspect data-quality issues with severity and resolution state. Prioritize records that need investigation instead of treating every populated field as equally reliable.
Valuation snapshots
Preserve ingested valuation snapshots and retrieve an available record as of a selected date. History exists from the snapshots and annual sources actually loaded.
Explain a selection
Review parcel and selection explanations, quality context and rule-based risk inputs. Administrative summaries help expose missing records and the assumptions behind an aggregate.
Choose a workflow to demonstrate
Start with the decision your team needs to make.
Acquisitions & brokerage
Keep the opportunity connected to the evidence.
Filter the target geography and property criteria.
Inspect owner portfolios, transfers and nearby sales.
Save candidates to a project and track the deal stage.
Development & site selection
Find the questions that change a site decision.
Compare candidate parcels and surrounding map context.
Review available zoning, flood, access and school context.
Export the shortlist and map exhibits for further diligence.
County & municipal teams
Carry parcel context into public work.
Connect a parcel to a permit, inspection or work order.
Review district totals, quality issues and valuation changes.
Prepare a scenario or records packet for authorized review.
A useful demonstration is specific
Your geography. Your records. Your workflow.
Match the modules to the work
ParcelMetric brings research and operational modules into one product. A demonstration can focus on acquisitions, ownership research, site selection, data administration or a municipal workflow.
LandSight also supplies property-data downloads and scoped research. Choose software access, a data deliverable or a combined engagement based on the task.
Confirm the source coverage
County coverage, historical depth and optional fields vary. Zoning, tax, transfer, flood and valuation features depend on the available source data; a visible map layer alone does not establish a parcel-level determination.
We review the requested geography, modules, integrations and records before agreeing a paid scope. A private demonstration establishes what is available for your project.
How does ParcelMetric relate to LandSight Solutions?+
ParcelMetric is the software product built by Dakota Vogt through LandSight Solutions LLC. LandSight also provides data downloads and scoped property research. The right engagement can include the application, a data deliverable or both.
Is it only a parcel map?+
The application includes property and owner research, comparable sales, market trends, saved lists, projects, contacts, a deal pipeline, AI-assisted map actions and government-operation modules. Explore the capability areas above and request a demonstration of the ones relevant to your team.
Does every county have every field and module?+
No. Parcel coverage and optional zoning, tax, transfer, assessment-history and overlay data depend on their sources. We confirm the requested geography and fields before committing to a deliverable. Administrative modules also need the appropriate configuration and access.
What does the AI copilot do?+
It translates supported requests into parcel queries, selections, statistics, navigation and export actions using the active county configuration. Supported changes to work orders, permits and inspections require confirmation in the application.
How do saved-search alerts work?+
Saved filters can be checked by a configured scheduled runner. The current alert workflow detects an increase in the number of matching parcels and can email a summary. It is not a complete record-level feed of every sale, ownership or field change.
Can we export our research?+
Supported workflows include CSV, GeoJSON, Esri-oriented CSV, parcel PDFs and map exhibits. Government records packets add configurable redaction profiles and request history. The demonstration confirms the format and fields for your use case.
Can we discuss licensing or an acquisition?+
Yes. Request a private product and commercial discussion. We can review the application, implementation scope and supporting materials with the appropriate team.
